Our Move 123 service makes moving into your new Forest Gate apartment simple and stress-free. Just follow three easy steps to secure your dream home.
Step 1: Choose and Reserve
hoose and Reserve Select your apartment and place a reservation. During the reservation period (typically 28 days), your apartment is held for you. If needed, we can extend this period. Step 2: Sell Your Current Home with Easy Move
Sell Your Current Home with Move 123 If your current home isn’t sold yet, our Move 123 service can help. We’ll assist in valuing and marketing your property through trusted local estate agents affiliated to the Guild of Property Professionals (www.guildproperty.co.uk) with over 800 offices nationwide. As soon as we have agreed a selling price with you, we will instruct the estate agent and deal with them on your behalf while your property is being marketed.
Step 3: Move In
Move In We’ll make sure the entire moving process is seamless. Our legal team will work with yours to finalise the sale quickly, and we’ll help arrange movers if needed. Before moving in, we’ll give you a full tour of your new apartment and a Handover file with all the necessary details.
Move 123 Scheme - Terms and Conditions
You must grant us access to your property within seven calendar days. We will appoint two independent valuers to assess your property, aiming to achieve a sale within the agreed period with your Sales Advisor. The valuation will be based on the likely market price, not an advertised asking price. If there is a 10% or greater discrepancy between the two valuations, a third valuation will be conducted.
Within two working days of the valuations, we will verbally communicate an acceptable price for your property, along with a marketing range under the Move 123 scheme. A written confirmation of these details will follow on the same day.
You must confirm acceptance of the proposed prices within two working days. If accepted, your new apartment will be held for you for the agreed marketing period of your property. During this time, we will not sell the apartment to anyone else. If you do not accept the prices or the marketing period, your application will be cancelled, and the reservation fee will be refunded once you confirm your decision in writing or after the 28-day reservation period expires.
Obtaining a valuation does not guarantee acceptance into the Move 123 scheme. We reserve the right to reject properties at our discretion without providing an explanation.
If your property is already on the market, you must cancel any current estate agent arrangements, regardless of potential costs incurred, as we will not be responsible for reimbursing these.
We will appoint the estate agents responsible for marketing your property and set the terms of their involvement. You authorise these agents to communicate with us during the sale process and to share all offers. Any offers received by you directly must be reported to us within one day.
You agree to cooperate with the appointed agents to:
a. Allow the erection of a “For Sale” sign.
b. Permit all necessary advertising for your property.
c. Grant reasonable access to potential buyers (by appointment).
If no acceptable offer is received after three weeks, we may renegotiate the sale price and marketing terms with you. If you do not accept the revised terms, your application will be cancelled.
If no acceptable offer is received by the end of the agreed marketing period, your application will be cancelled, and the apartment will be re-listed.
If your property sells and you proceed with the apartment purchase, we will reserve your new apartment for an additional 28 days. We will cover your estate agent’s fees up to £3,000 (excluding VAT), provided the sale completes at the same time as your apartment purchase. If the fees exceed £3,000 (excluding VAT), you will be responsible for paying the balance.
You agree to maintain your property and garden in a clean and tidy condition throughout the sale process.
Full vacant possession of your property is required at the point of legal completion.
To join the Move 123 Scheme, you must first reserve your new apartment for the initial 28-day period and pay the reservation fee.
